Years of the real estate market favoring buyers, the tables have turned. Home sellers in resort areas are now experiencing what is called a “sellers’ market,” where inventory levels are below normal. This is especially true for less expensive homes where a 2-3 month supply of homes for sale (compared to a normal 5-6 month supply), have led to multiple offers for well-priced homes. The number of days it takes to sell a home have also dropped, while offering prices are rising. This is all great news for home sellers, but the best news is yet to come.
Experts agree the best time to sell a home is when everybody is buying. And, the demand for homes is likely to continue to be strong for the next few years because of the
large increase in the number of homes selling in northern markets. Most people that were planning to retire and move to warmer climates, had until recently, held off on plans to move because of depressed real estate prices up north. With the recovery in prices and buyer activity nationwide, northern home sellers have been successful in selling their primary homes. Showing activity in Florida has been unusually strong this summer as many of the northern sellers have already begun their search for a retirement or second home. And, later this year the weather gets cooler up north, we can expect to see many more buyers flock to the Sunshine State and other resort areas. When this happens, sellers in warmer climates should have a field day!
For the above reason, home sellers are advised to get a jump on the coming boom in buyer activity by listing their property for sale now. In many cases, it takes 30 days or more to prepare a home for sale. As buyer activity has remained steady, and this season is expected to be a big one for sales, home sellers are advised to start the selling process now to avoid competing with many other home sellers waiting until later this year to list!
