In part 1, we discussed how to handle the warm up. Part 2 of the listing presentation, the global reach, answered the first of 4 key questions that every seller should ask;
“Will I be exposed to all possible buyers?”
In part 3 of the listing presentation, the focus should be on the professional presentation or appearance of your seller’s home to the world. The second question that your sellers should ask their prospective listing agent is expressed as follows.
Seller’s Question – “Will my home be presented in the best possible light?”
Your Response – “We only use the best professional photographers and agency ad copywriters.”
Your Explanation – It’s not enough to just have global exposure to all luxury buyers. If the look and feel of your home doesn’t “sizzle” when prospective buyers see it, the ideal buyer is likely to pass you by. That’s why we use the best photography and agency ad copywriters. If the look of your property and the story behind it “sizzle”, buyers will notice and that will make the difference.
