Prospecting for Expired Listings – Introductory Letter
Contacting expired listings is one of the best ways to get listings because the homeowners have already expressed a desire to sell their homes and it’s easy to find their contact information. This is why so many agents contact this group. If you expect to be successful with expired listings, you must have an approach that is unique and compelling when compared to the approach of the dozens of other agents that will be bombarding the seller with phone calls and letters to get the listing. If you are using a mail campaign, plan on sending information every few days. Here is a great introductory letter that can be used to launch your communication campaign:

I noticed today that your 2 listings expired in the Multiple Listing Service. If you’re planning on selling anytime within the next couple of years, I strongly recommend you review the attached information.
I have printed out the list of riverfront and canal front properties over $1,000,000 in our area. There is a total of 100 listings. Of the 100 listings, 28 have gone under contract or sold while your property at 1422 Bay Meadow Drive, was listed.
